GROUND-FLOOR: Built area of 131.80 sqm, of which the useful area accounts for 108.90 sqm. The ground-floor has been divided so as to provide enough space, comfort and privacy to lodgers.

The American-style kitchen (12.05 sqm) communicates through a semi-wall that can be arranged in a bar-style with the living-room (35.20 sqm).

The office (14.00 sqm) communicates with the living-room and provides extra tranquility and discretion, without however isolating it from the rest of the house.

The closet (5.20 sqm), the pantry (4.95 sqm) and the technical chamber (7.10 sqm) are specially-designed to meet all storage needs and to install all technical accessories ensuring the comfort of the lodging (e.g. thermal plant).

The entire ensemble is equipped with a toilet covering 4.95 sqm.

In order to maximize indoor space, an external garage (16.80 sqm) has been designed. Lodgers may pass from the garage into the house directly and conveniently, regardless of weather conditions.

Located on the ground-floor, terraces cover 23.70 sqm. The access terrace covers 4.10 sqm, while the recreational terrace covers 19.60 sqm. The latter represents an area of relaxation and provides access to the lawn. The area neighboring the terrace may be equipped with a barbecue, as well as a playground for kids and a pool.


THE FLOOR: The built area of the first floor is of 103.20 sqm, of which the useful area accounts for 83.80 sqm. The floor consists of three bedrooms. Two of these bedrooms, covering 17.20 sqm each, have a common bathroom (5.65 sqm) with access from the hallway. The matrimonial suite covers 17.30 sqm and has been designed with its own dressing (7.05 sqm) and bathroom (7.85 sqm).

Balconies give a view to the street and to the backyard lawn, thus opening to the splendid panorama of the Mogosoaia Lake and of the oak-tree forest in the vicinity.


ATTIC: The attic has been designed based on the “free space” principle, so that each future owner of these houses might arrange it as s/he pleases (e.g. sports gym, reading area, dancing, ‘hobby room’…etc.).
